This Commercial Overlay Board (COB) is a "Local Board" for ALL Commercial Real Estate Practitioners

Our focus does not include providing services to residential-only REALTORS® licensees. Any REALTOR® in Oklahoma or an adjoining state may easily join the COB as either a Primary or Secondary board of choice.  We welcome both existing REALTOR® licensee members as well as Affiliate members (professionals not using the REALTOR® designation such as architects, contractors, developers, attorneys, mortgage brokers, title & abstract, suppliers, vendors, etc.)

    • Commercial Licensee REALTOR® Members of this Commercial Overlay Board (an NAR defined " Local Bard") may separately join MLSOK.com  as a member of an office, to access the OKC Metro's Multiple Listing Service (MLS)
    • Residential Licensee REALTORS® should consider joining the Commercial Overlay Board as a Secondary Member, as the Commercial Overlay Board will not be providing residential services.  For Primary membership we would suggest the following residential Local Boards with whom we currently have overlay agreements:

A Commercial REALTOR® from Texas, New Mexico, Colorado, Kansas, Missouri, or Arkansas who does business in Oklahoma may join COCAR as a Secondary Member, paying only Local COCAR dues.

For those who would like special recognition on the Website, letterhead, and other communications of the Commercial Overlay Board, a Sustaining Membership is available for $500, which also includes Local Annual Dues for one Member.

For NAR bookkeeping purposes, a Real Estate Licensees or Appraiser Licensee who are already affiliated with NAR (ie. have a NRDS ID number) may join the Commercial Overlay Board as a REALTOR® member with one of the following sub-classifications:
  • Transfer Member - (paying only Local Dues, assuming NAR and OAR Annual dues were paid at the previous board)
  • Secondary Member - (paying only Local Annual Dues)
  • Primary Member - (paying NAR, OAR, and Local Annual Dues) NOTE: Licensees needing access to an MLS should join a residential local board providing MLS services as their Primary Board, and join the Commercial Overlay Board as their Secondary Board (For additional information on requirements to join NAR, see How to Join NAR)

New REALTOR® Members (ie, those without a NRDS ID) typically pay an additional $100 new member fee to handle initial processing costs for both COCAR and OAR

Commercial Institute Affiliates of NAR:
CCIM, SIOR, IREM, CRE, and REALTORS(R) Land Institute

An Institute  Affiliate may go into the IA's website (or list on their membership dues statement) to select the Central Oklahoma Commercial Association of REALTORS™ (COCAR) as the Local Board of Choice. (NAR ID # 6931)

Members who join as Institute Affiliate Members may not use the REALTOR(R) designation and may not be President of COCAR but may serve as other officers and committee chairs, including participating in Government Advocacy activities.

COCAR has three categories of membership:

  1. REALTOR® Members  - a licensed real estate professional (including appraisers) who join COCAR, along with Oklahoma Association of REALTORS® and the National Association of REALTORS®.  Discounts are only available for those who also have membership with the National Association of REALTORS®  - REALTOR® Benefits include ZipForms, RPR-Commercial, etc. (Only REALTOR® members may apply for MLS membership, if needed.) 
    * To Pay Dues online, go to www.nar.realtor and click the Menu button on the Top - Left of the page.  Then click "Pay Dues"
    NOTE: RPAC contributions may only be made with personal (not corporate) creditcard  
    * Appraiser Designation Dues are at  https://secure.realtor.org/apprdues.nsf/webstart?OpenForm
  2. Institute Affiliate Members  are those professionals who are NAR Commercial Institute Affiliates (CCIM, SIOR, IREM, REALTORS® Land Institute, CRE)  may automatically join COCAR As their Local Board, free of charge, with limited privileges, by virtue of their affiliate membership, by selecting the COCAR as their Local Board when they pay Institute Affiliate dues.   (See Below)
  3. Associate Members  include any industry professional doing business in Oklahoma.  Associate Members may not carry the REALTOR® disignation or qualify for REALTOR® Benefits from NAR or OAR , but may hold any local office (except the Board President or President-Elect.)

Disclaimer, Terms and Conditions

COCAR/OAR NOTICE:

COCAR will only send dues/invoice statements electronically (via email). Please make sure we have your most current information on file. All dues should be paid annually in advance, on or before January 1, 2016. Dues paid are non-refundable. All dues shall be delinquent each year after January 15, at which time a $25.00 late penalty shall be applied to the delinquent dues. If dues are not paid by January 31, membership will be terminated and an additional $75.00 reinstatement fee will apply. After ten (10) days, written notice by certified mail, return receipt requested, any Member delinquent in the payment of dues and late penalty may be terminated.

MANDATORY TAX NOTICE:

Dues payments to the REALTOR® Association are not deductible as charitable contributions for federal income tax purposes. Dues payments may, however, be deductible as an ordinary and necessary business expense except that portion used for lobbying activities which has been determined to be $50.00 of the National dues and $10.72 of the State dues. The entire $35 assessment related to NAR’s public awareness campaign qualifies as deductible dues.

SPECIAL ASSESSMENT NOTICE:

Your dues include a $10 special assessment by the Oklahoma Association of REALTORS® of all REALTOR® and REALTOR®-ASSOCIATE members to replenish the OAR Public and Legislative Awareness Fund. The fund’s purpose is to fund lobbying, consulting and other expenses on issues consistent with OAR’s Legislative Policy Agenda. Additionally, your 2016 dues includes a $35 mandatory assessment by the National Association of REALTORS® of all REALTOR and REALTOR-ASSOCIATE members to fund a nationwide public awareness campaign that includes TV network and cable ads highlighting the value a REALTOR® brings to a transaction and stressing the importance of using a REALTOR®.

Your dues also include a $5 Professional Standards assessment by the Oklahoma Association of REALTORS® of all REALTOR® and REALTOR®-ASSOCIATE members to help offset the cost of providing the NAR core standards requirement that every association will maintain a viable professional standards process to enforce the Code of Ethics and provide arbitration and mediation as member services through the state association for the locals.

RPAC NOTICE:

RPAC Contributions are personal contributions (not corporate - corporate checks can not be accepted) from people associated with COCAR or NAR (including family members).  Contributions are not deductible for income tax purposes. Contributions to RPAC are voluntary and are used for political purposes. The amount suggested is merely a guideline and you may contribute more or less than the suggested amount. You may refuse to contribute without reprisal and the National Association of REALTORS® or any of its state associations or local boards will not favor or disfavor any member because of the amount contributed. 70% of each contribution is used by your state PAC to support state and local political candidates. Until your state PAC reaches its RPAC goal, 30% is sent to National RPAC to support federal candidates and is charges against your limits under 2 U.S.C. 441a; after the state PAC reaches its RPAC goal it may elect to retain your entire contribution for use in supporting state and local candidates.  Accepting only Personal Checks  should be made out to: RPAC-OK

CORPORATE ALLY NOTICE:
CORPORATE Ally Contributions may be accepted from any corporation, regardless of affiliation with any REALTOR® organization.  The CORPORATE ALLY program is organized as a soft-money Super-PAC.   Any direct or indirect expenses your firm incurs to solicit or encourage friachisees, subsidiaries, or affiliates to contribute to the Corporate Ally Program for use for condidates constitute in-lind contributions to the NAR Congressional Fund should be determined, recorded and provided to NAR for reporting to the Federal Election Commission.  Accepting only Corporate Checks should be made out to: NAR Congressional Fund
